Two industrial units (plot 8) as the next phase of a major development of a former colliery at J30 of the M62. This phase of 405,000ft2 of industrial units with associated offices is a speculative development: - shell and core, plus lighting, to the industrial space and a Cat A fit out to the office spaces.
Chord were appointed pre-planning on plot 8, having worked on earlier phases under previous employment.
This development is a result of a successful ongoing joint venture partnership between YorkCourt and Henry Boot Developments (HBD) since 2018. With both developers, sustainability was a key focus, and EPC A+ (regulated zero carbon) and BREEAM Excellent were key aspirations to be integrated into the design.
The two storey office blocks serving the industrial units are being completed to a generic (Cat A) fit out, in line with BCO guidelines to ensure a welcoming and energy efficient home for potential tenants.
With existing units already let to major wholesale, pharmaceutical and distribution companies, the entire project is a great example of successful brownfield regeneration.
