The total refurbishment of a 6,000m2 office block in central London. The building had been let to a government agency for over 15 years. Part of our remit was to rationalise the plant space to enable a roof top extension, and the introduction of roof top terraces without aesthetic or acoustic burden from new plant.
Chord were appointed in August 2022 on an enhanced performance basis.
A key planning issue was the rationalisation of roof plant, which is being achieved by carefully positioned condenser enclosures, and stripping out excessively large generator plant to create less intrusive space for air handling equipment.
The new service solutions have ensured significant carbon savings, utilising heat pump technology to replace the existing fossil fuels.
The offices will be fully mechanically ventilated due to the acoustic issues posed by Vauxhall Bridge Road, which runs parallel to the offices main South Easterly façade.
Acoustic concerns from planners and residents were mitigated with careful collaboration with the architects and acoustician.
Floor to floor heights were also notably compromised leading to innovative ventilation solutions on the upper floors.
